Caldwell Constructors is proud to be recognized as the General Contractor for the transformation of a former K&W Cafeteria into the new Bon Secours Piedmont Orthopaedics medical office building in Greenville — a project recently honored in SC Biz News Top Projects 2025.
This $7.5 million adaptive reuse renovation and addition showcases how existing commercial structures can be reimagined into highly functional, modern healthcare environments. Located at the prominent corner of Halton Road and Mall Connector Road, the 13,924-square-foot facility now serves as a comprehensive orthopedic care destination for the community.
Originally constructed in 1996 as a restaurant, the steel-framed building with CMU and brick exterior required a full interior demolition and reconstruction to meet today’s medical standards. Working alongside Fox Commercial Properties (developer) and Forma Health Design Collaborative (architect), the project total included a 2,200-square-foot addition and a complete reconfiguration of the interior to support efficient patient flow and medical operations.
The new layout features:
- 30 exam rooms organized into six provider care pods
- Three X-ray rooms
- Three procedure rooms
- Physical therapy areas
- Administrative and support spaces
Innovative technology and thoughtful design elevate both function and experience throughout the facility. Clear and etched glazing partitions, smart glass at control stations, and real-time patient-flow monitoring systems enhance staff coordination and privacy. Energy-efficient LED lighting, combined with felt baffle ceiling elements, improves acoustics while adding architectural interest to waiting areas.
Exterior updates further tie the renovation and addition together with new masonry, insulated metal panels, and storefront glazing. Strategic façade openings bring natural daylight deep into public areas, accented by exposed painted steel lintels that highlight the building’s modern aesthetic.
The project was completed in July 2024, expanding Bon Secours’ nearby healthcare campus and providing convenient orthopedic and sports medicine access for the eastern Greenville community. Caldwell Contractors collaborated with engineering partners Freeland & Kauffman and RN&M Engineers to deliver this complex healthcare redevelopment on time and to the highest standards.
